The point about selectivity is very well taken.

Nothing like a blow 454 ski boat being fired up @ 4am. etc...

What I was thinking was thinking so long as I'm building a dock for myself. build a big one and rent out covered slips. they get about $2000/yr just for the slip. I figured that would at least pay for the dock. and the morgage on the land. The 'yacht club'/house would then follow :) I could then either get the liveaboard built on just live in the house. EDS has this lovely new policy about telecomuting... :) Sort of a win/win situation. If it doesn't work I've got prime real estate to sell off after the boats built.

I've already got people asking about slips sheesh.
